TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated July 27, 2000, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 1634, at Page 498, Todd D. Seth did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on Thursday, February 2, 2017, at 1:00 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Gideon District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Highlawn Subdivision, a copy of which map was filed in the Cabell County Commission Clerk's Office on 9 November 1904, in Map Book 1, as Map 26, as Lot No. 38, Block No. 250, and being more particularly described as follows: BEGINNING at a point in the north line of Third Avenue which point is easterly 320 feet from the point of intersection of the said line of Third Avenue with the east line of Twenty-fifth Street, said beginning point being the corner between Lots 38 and 39, as shown on said map; thence with the said line of Third Avenue, easterly 40 feet; thence northerly and parallel to the said line of Twenty-fifth Street, 185 feet to a point in the south line of a 20 foot alley; thence said with alley line, westerly 40 feet; thence southerly and parallel to the said line of Twenty-fifth Street, 185 feet to the point of BEGINNING. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2536 Third Avenue, Huntington, WV 25701. AND BEING the same real estate which was conveyed to Todd D. Seth by deed dated July 27, 2000, from Evelyn Beth Burd, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1067, at Page 720. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
