TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated September 14, 2001, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed of Trust Book 530, at Page 587, Pamela S. Price did convey unto Otis L. O'Connor, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse, in Wayne, West Virginia, on Wednesday, March 29, 2017, at 12:00 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Stonewall District, Wayne County, West Virginia, and more particularly described as follows: All of the following lot, parcel or boundary of real estate, together with all improvements thereon and appurtenances thereto belonging, lying, situate and being in Stonewall District, Wayne County, West Virginia, and further and more particularly described as follows: On the waters of the road fork of Camp Creek and being a part of a 185 acre tract conveyed to Moses Asbury by Charles Asbury and Nannie Asbury by deed bearing the date of December 6, 1919, and being recorded in the office of the Clerk of the County Court of Wayne County, West Virginia, in Deed Book 112, at page 150, and also being a part of a 35 acre tract conveyed to Moses Asbury by Curtis Asbury and others, and being recorded in Deed Book 191 at page 373. This being also the same tract of land conveyed to Cliftin Clay by Barney Asbury, by deed dated the 10th day of October, 1952 and recorded in the office of the Clerk of the County Court of Wayne County, West Virginia, in Deed Book No. 269, Page 455, being more particularly bounded and described as follows: BEGINNING on a stake at the creek on the right side of the creek referenced by the center of the fall rock on the right of the Branch above the house bearing N 50 E 68 feet, thence N 49 30' E to the outside line of the Moses Asbury Estate to the Estate of Charley Jones down the hill with the Charley Jones Estate to a stake in the middle of the road that goes up the hollow, this stake is off of the black top road of the Right Hand Fork of Beech Fork and the Right Hand Fork of Little Lynn down the Center of the old road in the Hollow to a stake in the road reference by a 24 inch Beech true in the fork of the branch from this stake 15 feet to the left of the center of the road back down the follow to the beginning corner, containing 50 acres, more or less. This is the land on the right of the hollow going up the hollow. There is no right of way to this property down the hollow. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Route 1 Box 121, East Lynn, WV 25512. AND BEING the same real estate which was conveyed to Pamela S. Price by Deed dated September 14, 2001, from Glen Braxter Jackson and Lenora Jackson, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed Book 616, at Page 53. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
