NOTICE OF TRUSTEE SALE Notice is hereby given that on the 10th day of April, 2017, at the hour of 10:00 a.m., at the east front door of the Cabell County Courthouse, the undersigned will sell at public auction the below described real property to the highest bidder. The terms of the sale shall be cash in hand paid on the date of sale. Default has been made in the terms of the below described trust deed. Said sale shall be made pursuant to the authority granted the undersigned Trustee by that certain deed of trust dated the 18th day of December, 2008, wherein Kenneth Lester Fuller and Janet Sue Fuller, were the GRANTORS; and John Warren Stapleton and Scott G. Stapleton (eigher or both of whom may act) as Trustees were and are the GRANTEES. Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale. Said trust deed is of record in the Office of the County Clerk of Cabell County, West Virginia in Trust Deed book number 2257 at page 224 et seq., and secured the property below described: All that certain lot, piece or parcel of land situate on Fairview Ridge in Union District, Cabell County, West Virginia, and being more particularly described as follows: BEGINNING at an angle iron (found) by a 12 inch walnut on the south right-of-way line of Clutts Hill Road (secondary Route No. 3) and being the northeast corner to Roger Pemberton's 4.6 acre tract, thence leaving said Pemberton and with said south right-of-way line, North 72 degrees 17 minutes 44 seconds East 400.72 feet to a stake; thence North 75 degrees 44 minutes East 73.33 feet to a stake; thence South 88 degrees 19 minutes East 95.16 feet to an iron pin (set) corner to Mary Ferguson; thence leaving said right-of-way line and with Ferguson's line, South 12 degrees 55 minutes West 159.15 feet to a stake; thence South 26 degrees 01 minutes West 232.66 feet to an iron pin (set) corner to James Clagg; thence leaving said Ferguson's tract and with said Clagg's line, South 76 degrees 33 minutes 17 seconds West 411.31 feet to a stake by a 30 inch poplar, corner to said Pemberton's Tract; thence, leaving said Clagg's Tract and with said Pemberton's Tract, North 19 degrees 18 minutes East 157.20 feet to a stake by an 18 inch ash; thence North 19 degrees 40 minutes 52 seconds West 184.89 feet to the BEGINNING, containing 3.64 acres more or less.
