Cook and Madeline S. Cook did convey unto Richard Pill, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated July 17, 2017, and recorded in the aforesaid Clerk's office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by HSBC Bank USA, National Association as Trustee for Wells Fargo Home Equity Asset-Backed Securities 2007-2 Trust, Home Equity Asset-Backed Certificates, Series 2007-2, to foreclose thereunder, will offer for sale at public auction at the front door of the Wyoming County Courthouse in Pineville, West Virginia, on August 21, 2017 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Center District, Wyoming County, West Virginia, and more particularly described as follows: The surface only of those certain pieces, parcels or lots of real estate, together with the improvements thereon and all rights privileges, easements and appurtenances thereunto belonging, situate in Center District, Wyoming County, West Virginia, and being more particularly described as follows: Lots Numbered Ten (10) and Twelve (12) in the A. E. Baldwin Addition on State Route 10, East of Pineville, Center District, Wyoming County, West Virginia, as the same are shown and designated on that certain map or plat of said Addition of record in the Office of the Clerk if the County Commission of Wyoming County, West Virginia. in Map File No. 1174. And being the same property acquired by Roy J. Cook and Madeline S. Cook, husband and wife, from Carolyn J. McGraw and Terry Sue Murray, by Deed dated January 26, 2007, to be recorded in the Office of the Clerk of the County Commission of Wyoming County, West Virginia, prior to or simultaneously herewith. At the time of the execution of the Deed of Trust, this property was reported to have an address of: Rt 10 Rockview, Rock View, WV aka 4327 Appalachian Hwy, Rock View, WV 24880. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition.
