NOTICE NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated the 1st day of December, 2011, Dennis J. LeGrand, Grantor, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2448, beginning at page 42, and the undersigned, Daniel T Yon and Melissa Eakle Leasure, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Cabell County in Bonds, Contracts and Leases Book 390 at page 522 having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on August 25, 2017 at 11:00 a.m. at the front steps of the courthouse of Cabell County, West Virginia, the following real more particularly described as follows: All that certain real estate situate in Barboursville District, Cabell County West Virginia, bounded and described as follows: BEGINNING at a rock corner on the old Wentz property at the Worden line, thence Westerly with the said Worden line 300 feet to a sugar maple approximately 20 feet West of a spring; thence Northerly along the Coy line, approximately 165 feet to a rock corner separating the Lena Watts and Hazel Coy properties; thence Easterly with the said Watts line 291 feet to a rock corner, thence Southerly and with the said Watts line 165 feet to the point of BEGINNING, containing approximately 48,965 square feet, RESERVING water rights in said spring but granting a right-of-way as set forth in Deed Book 653 at Page 409. TERMS OF SALE: Ten percent (10%) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. Subject to any and all assessments and taxes against said property, and all prior liens and encumbrances of any nature whatsoever. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code.
