NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 16th day of January 2004, signed by James E. Vickers, II, husband and Brandi R. Vickers, wife, to J.W. St. Clair and William Levine, Trustees, which said deed of trust is of record in the Office of the Clerk of the County Commission of Boone County, West Virginia, in Trust Deed Book 267, at page 388, said Deed of Trust having been re-recorded in Trust Deed Book 267 at page 942, and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 3:00 o'clock P.M. on the 12th day of SEPTEMBER 2017 at the front doors of the Courthouse in Boone County in Madison, West Virginia the following described real estate: TRACT 1: All the following described land, situate, lying and being in Sherman District, Boone County, West Virginia, in Bloomingrose, on Big Coal River, on the left hand side of State Route No. 3 and the right hand side of said State Route No. 3, bounded and described as follows: Beginning at an iron stake in line of State Route 3 right of way 10 feet to corner of driveway; thence N. 84 degrees 53' E. 75.00 feet; thence S. 50 degrees 45' E. 26.62 feet; thence S. 01 degrees 15' W. 60.00 feet; thence S. 84 degrees 53' W. 107.00 feet to right of way line of State Route 3; thence N. 09 degrees 35' E. 65.00 feet to the place of beginning. Vickers (DB 167 PG 628); thence along said Vickers Parcel S. 83 degrees 55' E. 107.00 feet to a roof bolt; thence in a straight line 105 feet, more or less, to a roof bolt set in property line of James E. Vickers and George F. Vickers; thence following said property line 48 feet, more or less, to a point behind the said Church of Christ, referenced 7.23' North of the SE corner of said Church, N. 10 degrees 37' E. 26.02 feet to the NE corner of said Church; thence along the side of said Church and toward the highway N. 79 degrees 23' W 74.81 feet to the place of beginning. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The above described real estate is reported to have a mailing address of: 3611 Coal River Rd., Bloomingrose, West Virginia 25024 TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded.
