TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 20, 1986, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 1187, at Page 172, Marvin Gregory Morrison and Rebecca Lynn Morrison did convey unto Archie O. Morris, II, K. Paul Davis and Mitchell Lee Klein, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on Thursday, October 5, 2017, at 12:17 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Resubdivision of Lots 1, 2, 3, and 6 to 11, BLOCK 29, WOODSIDE PLACE, a copy of which map is of record in the Office of the Clerk of the County Court of Cabell County, West Virginia, in Map Book No. 5, at Map No. 17, as LOT "A", described as follows: BEGINNING at a point in the westerly margin of West Third Street, said point being the corner between Lots "A" and "B" of said map, and running thence with said margin of West Third Street, southerly, a distance of 60 feet; thence westerly, with the southerly line of Lot "A", as shown on said map, a distance of 81.47 feet to a point in the easterly line of Lot "C"; thence with said line, northerly, a distance of 60 feet to the corner between Lots "A" and "B"; thence with said line, easterly, a distance of 81.63 feet to the BEGINNING, EXCEPTING and RESERVING, HOWEVER, a five-foot (5') utility easement along the westerly end of said lot. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 807 3rd Street W, Huntington, WV 25701-2507. AND BEING the same real estate which was conveyed to Marvin Gregory Morrison and Rebecca Lynn Morrison by Deed dated August 20, 1986, from Connie A. Smalley Berry and Lyman T. Berry, Jr., and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 877, at Page 38. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
