NOTICE OF TRUSTEE'S SALE Notice is hereby given that by virtue of the authority under that certain deed of trust executed by Angela D. Sang, to John Ballengee, Trustee(s) dated April 23, 2002, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 1749, at page 175, by which was conveyed to said Trustee(s) the hereinafter described real estate to secure the payment of a certain promissory note set out and described therein, and default having been made in the payment of said note, the undersigned Substitute Trustee(s) having been appointed Substitute Trustee by an Appointment of Substitute Trustee dated July 24, 2017, and having been requested in writing by the holder of said note, will sell to the highest and best bidder on October 5, 2017 at 12:21 p.m., at the front door of the courthouse of Cabell County, West Virginia, the real estate conveyed by said deed of trust and situate in Guyandotte District, Cabell County, West Virginia, together with easements, improvements and appurtenances thereunto belonging, and at the time of the signing of the Deed of Trust it was reported that the address was 1724 Price Lane, Huntington, WV 25705 and being more particularly bounded and described therein as follows: All that certain piece or parcel of land situated in Guyandotte District, Cabell County, West Virginia, known and designated on a map of PLAT NO. 2, CAMBELL PARK, a copy of which map was filed in the Cabell County Court Clerk's Office on 13 November 1924, in Map Book 2 as Map 274, as A PART OF LOTS NOS. 137, 138 and 139, and being more particularly described as follows: BEGINNING at a point in the south line of Price Lane, it being shown on the above referred to map as Campbell Drive, which point is N. 61 08' E., 75 feet from a point which is easterly and with a curve to the right having a radius of 200 feet a distance of 78.01 feet from another point which is N. 38 47' E., 41.35 feet from the corner between Lots 133 and 134, as shown on said map; thence with the said line of Price Lane, N. 61 08' E., 40 feet; thence with the relocation of the south line of Price Lane, curving to the left in an easterly direction with a radius of 160 feet, a distance of 29.17 feet; thence leaving said line, S. 43 37' E., 124.22 feet to a point in the north right-of-way line of Interstate Route 64; thence with said line, S. 38 48' W. 66.45 feet; thence leaving said line, N. 43 37' W., 147.88 feet to the point of BEGINNING, SUBJECT to an easement for sanitary sewer 10 feet in width across the described property, the center line of which easement is approximately parallel to and approximately 50 feet northerly from the rear line thereof. Being the same property conveyed to Angela D. Sang from Nester J. Morenas and Shirley I. Morenas, husband and wife, by deed dated April 23, 2002, recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1092, at page 749. This sale is made subject to any special assessments, unpaid taxes, easements, conditions, reservations and restrictions affecting the aforesaid real estate. The property will be conveyed in an "AS IS" condition by Deed containing no warranty, express or implied, subject to all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights of ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property. Pursuant to the terms of said deed of trust, the Substitute Trustee(s) may postpone the sale by public announcement at the time and place designated for the sale. The West Virginia Housing Development Fund or its designee may purchase the property at any sale.
