Pill, Esq, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated September 16, 2016, and recorded in the aforesaid Clerk's office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Wells Fargo Bank, N.A., to foreclose thereunder, will offer for sale at public auction at the front door of the Wyoming County Courthouse in Pineville, West Virginia, on November 20, 2017 at 2:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Oceana Munic. District, Wyoming County, West Virginia, and more particularly described as follows: That certain piece, parcel or lot of real estate situate in Oceana District, Wyoming County, West Virginia, and more particularly described as follows, to-wit: Lot Numbered Thirty-three (33) in the Morgan Addition Segment No. 2 to the Town of Oceana, Oceana District, Wyoming County, West Virginia, as the same is shown and designated on that certain map or plat of said Addition entitled "Plat of Survey Showing Morgan Addition Segment No. 2 to the Town of Ocean, situate on the Waters of Clear Fork of Guyandotte River, and on the South side of W. Va. Rt. No. 7. Oceans District, Wyoming County, W. Va., Feb, 11, 1975," and of record in the Office of the Clerk of the County of Commission of Wyoming County, West Virginia, in Map File No. 1768, and together with all rights and easements appurtenant thereto, including the right to use in the common with the owners of the other lots, the streets, alleys and ways on said map set forth. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).
