NOTICE OF SUCCESSOR TRUSTEE'S SALE Notice is hereby given that by virtue of the following deed of trust 1. Deed of Trust dated the 30th day of August, 2013, made by Brenda Napier and Johnny Lee Napier, wife and husband, to W. Stephen Flesher, Trustee, for the benefit of The Ohio Valley Bank Company ("Ohio Valley Bank"), of record in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Trust Deed Book No. 743, at Page 565. Default having been made in the payment of the indebtedness secured thereby, and the undersigned, Thomas H. Gilpin, Successor Trustee, having been appointed as the sole Trustee under said deed of trust by an instrument recorded in the aforesaid Clerk's Office in Trust Deed Book No. 780, at Page 386, and having been required to do so by Ohio Valley Bank, the owner and holder of the obligations secured by said deed of trust, and having full and absolute power and authority in the premises, will on the 21st day of December, 2016, at 10:00 a.m. Eastern Time, offer for sale and sell at public auction, for cash to the highest bidder, at the main front door of the Courthouse of Wayne County, Wayne, West Virginia, the following described property situated and being in the County of Wayne , State of West Virginia and described as follows: Beginning at a stake on the south side of the Hutchinson Branch Road and the westerly corner of the Alfred Napier Lot; thence in an easterly direction and along the right of way line of the Hutchinson Branch Road, a distance of approximately 48 feet to a stake; thence in a southerly direction, a distance of approximately 130 feet to a stake; thence in a westerly direction a distance of approximately 36 feet to a stake in the Alfred Napier Lot; thence in a northerly direction with the Alfred Napier Lot, a distance of approximately 130 feet to the point of Beginning. And being the same property conveyed to Brenda Napier and Johnny Lee Napier, wife and husband, by Alfred Napier and Irene Napier, husband and wife, by General Warranty Deed dated March 7, 1985 and recorded in the aforesaid Clerk's Office in Deed Book 497, at Page 682. According to the above-described deed of trust, this property has an address of 2393 Hutchinson Branch Road, Kenova, West Virginia 25530. TERMS OF SALE: 1. Cash in hand paid on the date of sale. 2. Subject to (a) any and all assessments and taxes against said property, (b) all matters of record in the aforesaid Clerk's Office senior in priority to the deeds of trust under which this sale is being made, including without limitation all prior liens and encumbrances of any nature whatsoever and (c) the rights of any tenants in possession of the above property under W. Va. Code 38-1-16. 3. The Successor Trustee reserves the right to adjourn the sale, for any time, or from time to time, without further notice by announcement at the time and place of sale described above or any adjournment thereof. 4.
