NOTICE OF SUBSTITUTE TRUSTEE'S SALE By virtue of that certain deed of trust from Budro K. Baisden, single, and Lucinda N. White, single, to John W. Bennett, Trustee for Mark Andrew Thern and Sharon Thern, husband and wife, for the principal indebtedness of $27,000.00, plus interest, and recorded on March 30, 2007, in Lien Book 542, at page 353, default having been made in the payment of the indebtedness thereby secured to be paid and the holder of the note having requested the undersigned Substitute Trustee, how was named in an instrument to be recorded in the Office of the Logan County Clerk so to do, the undersigned Substitute Trustee, will by virtue of the authority vested in him, on SEPTEMBER 22, 2017 at 8:45 AM at the Front Door of the Courthouse of Logan County, West Virginia, in the City of Logan, in Logan County, West Virginia, offer for sale at public auction, to the highest bidder, the property in Logan County, West Virginia, and being more particularly described as follows, to-wit: All that certain real estate situate in Island Creek District, Logan County, West Virginia, and more particularly described as follows: All of Lot No. 35 and a 20-foot-wide strip of Lot No. 34 lying next to and adjoining Lot No. 35 for the full length thereof, as said lots are shown and designated upon a map entitled, "THE TOWN OF BARNABUS," which is of record in the office of the Clerk of the County Commission of Logan County, West Virginia, in Deed Book No. 39, at page 423. Together with all and singular the improvements thereon and the appurtenances thereunto belonging or in any manner thereunto appertaining. And being the same property conveyed to BUDRO K. BASIDEN or LUCINDA N. WHITE by MARK ANDREW THERN and SHARON THERN, husband and wife, by a deed dated March 23, 2007 which is of record in the Logan County Clerk's Office in Deed Book No. 584, at Page 630. TERMS: Cash in hand on day of sale. The property will be sold, "AS IS" and said conveyance will be made subject to all pertinent covenants and restrictions and subject to any and all unpaid property taxes or special assessments. Trustee reserves the right to reject any and all bids. The Sale may be subject to the rights of the Internal Revenue Service to match any offer made on said property within 120 days from said sale.
