NOTICE OF TRUSTEE'S SALE Under authority of that certain Deed of Trust dated October 9, 2013, from Jonathan Glen Reynolds and Mary Jane Reynolds to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Wayne County, West Virginia in Trust Deed Book No. 745, at page 335, securing a promissory note in the principal amount of $43,551.83, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Wayne County Courthouse in Wayne, West Virginia on October 12, 2017 at 8:30 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, as follows: Being a 1.852 acre tract of land, lying on the west side of Ardel Road, about 4 miles north of Town of Wayne, District of Union, County of Wayne, State of West Virginia and being a part of the land conveyed to Robert Glen Reynolds and Mary Jane Reynolds from Chester Arlo Reynolds and Carrie June Reynolds, deed dated July 23, 2004 and filed with the Clerk's office of the Wayne County Commission, Wayne County West Virginia in deed book 636, page 121 and is more particularly described by metes and bounds as follows: Beginning at an iron pin set on the western side of Ardel Road, being a corner to the land owned by Robert Glen Reynolds, et ux (deed book 636, page 121) and being a point in the land owned by Robert McSweeney (deed book 674, page 80); thence running with the common boundary between Reynolds, et ux and McSweeney N 77 47' 01" W a distance of 566.51' to a 32" White Oak found (marked with 3 hacks) at fence corner, being a corner to the land owned by Samuel H. Rowe (deed book 415, page 394); thence with a severance line through the Reynolds, et ux land N 53 09' 46" E a distance of 226.51' to an iron pipe found (1 1/2" dia.) being a corner to the land owned by Eddie Napier (deed book 683, page 667); thence running with the common boundary between Napier and Reynolds, et ux S 45 04' 13" E a distance of 125.04' to an iron pipe found (3/4" dia.); thence N 52 18' 20" E a distance of 181.92' to a point in concrete driveway; thence S 45 04' 24" E a distance of 192.75' to an iron pin set on the western side of Ardel Road; thence leaving the land owned by Napier, S 01 23' 21" E distance of 142.53' to an iron pin set, which is the point of beginning and containing 1.852 acres. All iron pin sets are 5/8" rebar 30" long with surveyor's cap stamped "E. Elliott WV, PLS 2138" Reference Meridian Basis: Monuments found along deed book 636, page 121 perimeter. Completion Date of Boundary Survey: 09/17/2013. Being the same property conveyed from Robert Glen Reynolds and Mary Jane Reynolds, husband and wife, to Jonathan Glen Reynolds by Deed dated October 9, 2013, of record in the aforesaid Clerk's office in Deed Book No. 694, at page 469.
